Canada 's housing market is at an all-time high, they are known in Vancouver for having the most expensive housing market. This expensive market is not just a Vancouver problem, it is an issue growing throughout the nation and is depriving the average citizen to be able to purchase a house in their lifetime. There is a major issue with the state of the market and how it affects the current citizens. Issues have been rising where the average wage in Vancouver is estimated at seventy-one thousand per family household, according to the Vancouver Sun (2014), yet the average costing home as reached between five hundred thousand in the municipality to over one million within Vancouver, according to articles by Beth Lindsay (2015) of the Vancouver Sun, and Troy Landereville (2015) of The Maple Ridge Times.

Urban regeneration is defined as improving an area that has been experiencing a period of decline due to a variety of reasons, such as lack of employment, lack of investment in the CBD, suburbanisation etc. Ways that this can be resolved include property led regeneration, prestige project developments and partnership development schemes. Housing affordability is the relationship between household income and burden of housing costs and is an issue when it prevents population groups from accessing appropriate or secure housing. Gentrification is a process of modernizing an area to conform to current upper-middle class standards. Lower-class neighborhoods are taken over and renovated. The goal is to help the neighborhood and establish new housing and businesses. This is done by refurbishing or demolishing and rebuilding housing areas, establishing new businesses, and other attempts to draw in a new crowd. When housing is updated, higher-class families are more likely to move in.

The cutting of funding for housing services has resulted in less housing stability for individuals and families while putting families at risk to face poverty and homelessness. The government and housing providers are no longer making the needs of individuals and families a priority or even attempt to address the housing needs and challenges these individuals face. Instead, the government, market housing owners, and management have been tearing down housing complexes and replacing them with condominiums, rather than investing in repairs, renovations, and restructuring of the housing properties.

District of Saanich is biggest municipality in Victoria. Saanich has mix of both urban and rural communities on southern Vancouver Island. Saanich has parks, trails, recreation centres, numerous beaches and amenities that a beautiful municipality needs. As beautiful the Saanich can be, people of all age in this community are facing housing affordability issue. We can study this issue by examining the history of Saanich and its local government statistics. However, to address the problem in Saanich by building multifamily housing, and involvement of various organization, and other level of government in municipal, provincial and federal level.

On the whole, the freight rail has clearly divided the Chinatown into two functional parts, the eastern part is mainly for residential and commercial use, and the western part is primarily occupied by industrial use. Look at the land use further, the eastern Chinatown is more livable than the eastern area. Multiple reasons exist for the the lack of affordable housing. On the demand side these include population growth and increased migration to urban areas, easily accessible housing finance, tax incentives and a “strong cultural preference for owner-occupied detached houses”. On the supply side, affordability problems are exacerbated by inflexible and slow responses to the need for new housing stock, lack of infrastructure and generally inefficient planning processes and development assessment by local governments.

Gentrification has been a controversial issue both in urban planning and politics primarily due to the displacement of poor people by the rich folks (Shaw & Hagemans, 2015). Many individuals have viewed gentrification as an illegal act that should be avoided at all costs. On the other hand, another group of people believe that gentrification is the way forward to promoting growth and development. With such contrasting ideas, this paper is going to take a look at gentrification from a positive and negative perspective, its effects, and how it can be prevented or contained. Apart from this, the paper will also address the following questions.

The public housing authority, Housing Development Board (HBD) was a very important aspect to Singapore’s basic shelter needs. In 2007, basic shelter needs were used for 3.7 million of Singapore’s population. Singapore is considered a city-state in South East Asia where the government is heavily involved. As a non-profit organization, the local government is responsible for overseeing and administering certain decisions and responsibilities of Singapore’s public housing. The Housing Development Board was mainly involved in the pricing, marketing and sales of the public housing authority (Jick & Peiperl, 2011).

This report examines the housing affordability crisis in Auckland, the current situation of the housing market, and extent of this problem. Auckland is in a deficit of houses due to the difference in demand and supply factors. The demographic and economic factors are the main reason for the increase in demand for houses. The supply side is not performing up to the mark to satisfy the demand in the market. The first home buyers are finding difficulties to make choice on their housing needs. The median households are struggling with the high rentals in Auckland market. Lower income households with faces a greater affordability pressures than those are living outside Auckland. There is a shortage in land and houses that are affordable for lower income households. The report suggests some new factors that can be considered to solve the affordability crisis.
